This workbook is for landlords whose 2025 to 2026 qualifying income was over £30,000, so Making Tax Digital for Income Tax starts for them on 6 April 2027, and who would rather keep their records in a spreadsheet than learn a new accounting package.

It gives you a ledger that uses HMRC’s UK property categories, a year-to-date quarterly summary that reads from the ledger, and a tracker for gas safety, EICR, EPC, deposit protection and alarm dates. You pair it with low-cost bridging software that sends the figures to HMRC.

Formats: Excel workbook plus PDF and Word files. Works in Excel, Google Sheets, Numbers and LibreOffice. No macros.

What is included

What it is not

  • It does not send anything to HMRC. You need HMRC-recognised bridging software, digitally linked to the sheet, and on its own the workbook does not make you compliant with Making Tax Digital.
  • It does not work out your tax.
  • It is not tax or legal advice and is not endorsed by HMRC or any other body. For questions about your own figures, use GOV.UK or a qualified accountant.
